247 Adelaide Street, Brisbane, will target a four star NABERS rating, cutting its energy use by 50 percent through a $1.23 million retrofit financed by Low Carbon Australia and the Green Building Fund.

Solar thermal heating, ventilation and air conditioning units; LED lighting; air-cooled chillers, pumps and variable speed drives; and a mechanical switchboard were installed in the seven-storey 3000 sqm 1980s office tower.

Low Carbon Australia provided finance for circa $735,000, remaining finance was sourced through the Australian Government’s Green Building Fund.

Development manager, Trans Action Property Services, director Marc Stuart says savings made will prove the project’s value.

“The cost of capital can be a barrier to these sorts of projects, but with incentives available upgrading can be a win-win for everyone,” Stuart says.
