Second 5-Star NABERS rating for ANZ House

ANZ House (formally known as City Central Tower 1) at 11 Waymouth St, Adelaide has for the second year of operation been awarded a 5 star NABERS rating, confirming its place as one of the leading examples of sustainable development in the country.

Not only achieving the 5 star + 20% reduction in CO2 emissions targeted at inception, the building actually exceed targets in its second year of operation, registering a 5 star + 30% reduction.

Matthew Salisbury, Director of WSP Lincolne Scott and its Adelaide Office Manager says: “The achievement of a second 5 star+ NABERS rating demonstrates that innovative design solutions and use of proven technology will achieve fantastic energy savings, whilst not compromising fitout flexibility, external views, indoor air quality and occupant satisfaction”. 

“By placing a high value on the indoor environmental quality, we have helped contribute to gains in productivity, alertness, staff attraction and retention which is essential to ensuring the building can secure tenants over its entire life, without compromising the energy and emissions reduction targets.”

ANZ House was in fact the first building in Australia to be awarded a 5 star Green Star Office Design v2 rating, a 5 star Green Star Office As Built rating as well as a 5 star NABERS rating. Recent indoor environmental quality studies have found the building to excel in areas where health is affected.

“We are very proud of the achievement of a 5 star NABERS in its consecutive year and the previously awarded 5 star Green Star Design and As-Built ratings.  The building is still a leading example with substantial international interest,” Matt said.

WSP Lincolne Scott and its special environmental brand, Advanced Environmental, provided an integrated service to the project which included all Building Services design, Environmentally Sustainable Design, Green Star and NABERS Energy.

ANZ House is part of the largest single integrated urban redevelopment ever to be undertaken in the Adelaide CBD, the City Central Development.  ANZ House represents the first use of passive beams in a speculative building without tenants as the driving force: reiterating the business case for green buildings, ANZ House was sold at a record high and was fully leased with record highs within six months of completion.

The building comprises 31,000m2 of net lettable area, a 2 level secure basement car, ground floor retail and twenty one upper levels of premium office accommodation.
